§ 1101-53. Certificate of Inspection.

  • 1101-53.1 By whom application is made: A property owner or his agent may apply in writing on a form provided by the Director of Buildings and Inspections for a certificate of inspection. After payment of the required fee established under Section 1101-85, the Director of Buildings and Inspections shall make or cause to be made a special inspection of the property. The result of such inspection shall be contained in a certificate of inspection which shall set forth either:

    (1)

    A statement that the property is in substantial compliance with the Building and Zoning Codes for the current use as of the date of the inspection; or

    (2)

    A list of major Building or Zoning Code violations as of the date of the inspection.

    If the director had, previous to the date of application for a certificate, issued any order or notice of violation pursuant to § 1101-61 CBC or Chapter 1451of the Zoning Code that remains outstanding as of the date of issuance, the director shall attach a copy of such order or notice to the certificate.

    1101-53.2 Issuance of certificates of inspection: A certificate of inspection shall be issued only to the owner or his agent. Except in the case of threatened collapse of a building, object or device, or any other situation of immediate danger, building orders for the correction of code violations stated on a certificate of inspection shall not be served within 60 days of the issuance of the certificate of inspection.
